CLEARSPIRE allows a player to purchase and upgrade two completely different types of homes*. You can choose one, the other, or both. Clearspire Lodge is a large wood home styled after the "Blackbriar Lodge" and Clearspire Tower is a Dwemer style tower you can fill with all the usual amenities plus a bit more. Upgrades** for either house must be purchased (from Anders) but prices are compatible with Skyrim standards. Since many different types of people use mods, I think it is better to err on the "too much" side in regard to potions, ingredients. If you want a simpler home there is always the Alchemist's Shack up the road.
*You can choose to skip upgrading Clearspire Tower entirely, and SELL it for 7000 septims. WARNING: Once you sell Clearspire Tower, you will not be able to live there and a boring couple will move in. Do not pay for upgrades if you plan to sell the tower.
** Purchasing home upgrades requires you to first purchase Clearspire Lodge from the current owner (see below).
REQUIRES: SSE and a PC
LOCATION: Clearspire is located at the huge falls just north of NILHEIM (northeast of Ivarstead) at the exit of Darkwater Cavern. (See map)
STARTING: Go to Clearspire Lodge and buy it from Brosia Volen for 1500septims.
MERCHANTS will only arrive AFTER completing the quest (from Anders) to clear Mzandr. As per my standard mod style, merchants have thousands of septims to buy your expensive loot. I do not recommend using a "merchant gold" mod with my mods, as merchants with over 20k gold can be buggy.
GUARDS: You can choose to live alone, hire a couple bodyguards to live inside the lodge. Once Mzandr is cleared, you will be able to hire (8) guards to patrol the grounds day and night. If you want, you can even arrange for bathers to be invited to hang out in Clearspire Tower. All guards and followers are either potential followers, merchants, or trainers. They level with the player and come equipped with leveled weapons -- meaning that if you are level 1, their weapons are going to suck. They come with stealth perks so they will not set off traps.
Remember: Patrolling guards will only be available after the mine-quest is completed, and off-duty guards will stay in the guard house.
QUESTING: First you must reach Clearspire Lodge and buy it from the current owner, Brosia Volen. Once this has been done, he'll tell you about a guy in Ivarstead who can help you with supplies and upgrades. Anders can be found at the Vilemyr Inn in Ivarstead, and can help you with house upgrades and start you on an optional quest to make Clearspire safe for merchants to move in. Anders and Brosia Volen are voiced characters. Questing in this mod is not epic in scale by any means, but I think it's more interesting than just plopping another free house down in Skyrim.
TELEPORT SPELL: "Teleport Home" spell tomes are available for both the Clearspire Tower and the Lodge and can be found in your home once it's been upgraded. "Teleport Home" falls under "Alteration". If you are using my Mt. Peril or Icicle Valley mods, the script is the same and you may overwrite if asked.
Be responsible and do not use teleport home spells in quest-locked dungeons (quests where you can only get in or out of a location during that quest.) Examples are Skuldafn, Sovengarde, etc.
COMPATIBILITY:
1. Clearspire is also contained within my mod, Qaxe's Questorium. If you use QQ, do not install this file.
This mod REQUIRES the DRAGONBORN DLC and of course the Update file.
2. Clearspire is situated at a popular mod location. Plugins which modify this location will not be compatible.
3. This mod uses the same "float" animation found in the Dragonborn DLC. Any animation mod that prevents the Dragonborn float animation from working properly, will not work with my mod. So far, I have noticed that the "smoking" mod causes the float animation to stop working.

SPOILER: Those are not red GHOSTS but projections. They cannot be killed but they can be disabled. If you cannot figure it out, check the note found in Felix's knapsack during the quest.
